General Terms and Conditions of Sale effective from June 2025

These General Terms and Conditions of Sale define the legal framework applicable to all reservations. Please read them carefully.


Article 1 - Identification, definitions and scope of application

1.1. Provider identification

IUPI accommodation (0776.912.095) is managed by Mr Gelin Pierre and Mrs Iulia Ciufu, based in Belgium at 6940 Durbuy, El Tave, 4.

1.2. Definitions

  • Customer Any person making a reservation on the Provider's website.

  • General terms and conditions The present general terms and conditions of use.

  • Reservation The provision contract concluded between the Service Provider and the Customer.

  • Provider The owner of the accommodation provided.

  • Services Accommodation and/or activities offered and bookable.

1.3. Scope of application

These conditions govern the contractual relationship between the Service Provider and the Customer. Any deviation from them must be accepted in writing. The Customer may not impose its own conditions.


Article 2 - Purpose and acceptance

2.1. Object

The Service Provider provides and manages hosting services.

2.2. Acceptance

Any reservation implies express acceptance of the conditions, even without a handwritten signature. Confirmation is equivalent to an electronic signature.


Article 3 - Customer obligations and use of the goods

  • Accurate information to be provided.

  • Proper use of dwelling.

  • Compliance with maximum capacity.

3.1. Minors

No reservations accepted from persons under 18 years of age.

3.2. Animals

Accepted subject to prior declaration and additional charge.

3.3. Groups

Group bookings or festive events may be refused.

3.4. Respect for neighbors

Parking only at designated sites. No temporary accommodation allowed.

3.5. Sanctions

Non-compliance with rules = refusal of access or termination of contract.


Article 4 - Price of the stay

4.1. Composition

Includes :

  • Posted rate

  • Insurance premiums

  • Mandatory or optional expenses

  • Tourist taxes

    (VAT included unless otherwise stated)

4.2. Expenses

To be paid before arrival.

4.3. Deposit & inventory

Deposit of 800 € before arrival, returned within a week.

Inventory signed on arrival and departure.

4.4. Tourist tax

Payable on site if applicable.


Article 5 - Payment & deposit

  • Full payment required.

  • 50% deposit, non-refundable.

  • Balance due 10 days before arrival.


Article 6 - Cancellation & early departure

  • +30 days before arrival 50% deposit retained.

  • <30 days due in full.

  • Force majeure (proof required) refund of balance + 20% of deposit.

  • Early departure no refund.

  • Cancellation insurance recommended.


Article 7 - Responsibilities

  • Careful use expected.

  • Damage to report.

  • Return the property to its original condition.

  • Civil liability required for fire, theft, water damage, furniture and neighboring claims.


Article 8 - Late payment

  • Delay >10 days: interest of 1%/month automatically applied.


Article 9 - Solidarity

  • Joint and several obligations of the Customer and his assigns.


Article 10 - Disputes

  • Jurisdiction of the courts of the place of accommodation.
